Yahira Velasco is a Lenoir, North Carolina native and graduate of UNC Greensboro. After college, she served six years on active duty in the U.S. Air Force, with her final assignment at Joint Base Charleston. She later transitioned into real estate and now leads Tide PM Charlotte, helping property owners protect their investments and reach their long-term financial goals.

Choosing who manages your property comes down to trust, and trust starts with actually knowing the person. So before we ever talk about your rental, let me tell you a bit about myself and how I ended up doing this.

I grew up in Lenoir, North Carolina, right in the hills of the Blue Ridge Mountains, and went to UNC Greensboro. After I graduated, I wanted a stable career and a chance to see the world, so I did what anyone would do: I joined the military. I spent six years on active duty, most of it living overseas, with my last duty station at Joint Base Charleston in South Carolina.

My path into real estate happened almost by accident. As I was separating from the military, I thought I had it all mapped out. I’d just earned my master’s in business and was headed into HR and recruiting. Then I came across a video of a veteran using his VA loan to house hack, buying properties and renting them out. I was fascinated. So I did my own research, took the chance, and bought a property. A year later, I rented it out, and it hit me: I can really do this. I just had to figure out what “this” was.

Turns out, it was property management. Right as I was getting out of the military, Tide was just being founded and hiring for a property manager. I had very little experience, but I figured, why not, and applied. One thing led to another; Tide took a chance on me, and I became a property manager with them back in 2023. Since then, I’ve poured myself into learning this business inside and out and becoming someone owners can rely on.

I do this myself, and I think that’s what makes me a good fit for the owners I work with. With a small portfolio of my own, I understand these decisions from your side of the table, and I love helping owners get the best return on their investment. Now I’m looking forward to digging into the Charlotte market, working with owners, partnering with agents, and building real relationships across the Queen City.

How Our Agent Referral Program Works

Great agents do more than open doors and write offers. They help clients think through the decision underneath the sale. And when a homeowner is torn between selling and renting, that kind of guidance is worth a lot, both to the client and to the agent who provides it.

That’s the situation our agent referral program is built for.

Right now, plenty of owners are watching their property sit on the market longer than they expected, and they start wondering whether renting it out might be the smarter play. Sometimes they come straight to us without their agent ever being in the loop. Our program ensures the agent stays in that conversation and gets rewarded for it.

Here’s what we handle on the property management side. Once a client decides to rent, we take care of the whole operation: marketing, showings, tenant screening, leasing, maintenance, and the accounting, all starting at 9.9% of the gross monthly rent. That takes the burden off the owner so they can actually enjoy owning the property. For the agent, it means your client is fully looked after, and you have a trusted team to handle the hard parts.

Now the part agents always ask about: how you get paid. Once we lease the property you referred, we pay you a $750 referral fee per property, uncapped. If you refer one property or refer three, each one pays $750.

The most important part isn’t the check, though. It’s that the referral protects your relationship instead of ending it. Our office doesn’t practice real estate sales, so the client always stays yours. We manage the rental, but when they’re ready to revisit the sales market, we send them right back to you. A referral that could’ve felt like giving a client away turns into a reason they stick with you for years, because you stayed useful at every stage instead of only at the closing.

For the homeowner, that’s reassuring too: the agent you trust stays in your corner, backed by a management team.

This is a simple loop that works for everyone. You guide the client, we manage the property, you collect an uncapped $750 per property, and the client comes back to you for their next move. It makes you look great and shows you really care about the people you send our way.
